Before you book

They're our two options. Palmar is the quiet, private, self-sufficient side: rooms and apartments with more independence, several with A/C. Wasi is the communal side: private rooms with their own bathroom, but a shared kitchen and garden where you mingle with other guests — more rustic and social, no A/C. Both are in La Punta, steps from the beach. Choose the one that best fits your trip.

It depends on the unit: rooms sleep 1 or 2, and the apartments and family rooms go up to 3 or 4. Each one's real capacity is on its page. If your group is larger than a room allows, message us before booking and we'll find the best fit.

It depends on the room — not all of them have it. Of the 23 units, 9 have A/C and 14 run on a ceiling fan (several also have a floor fan). We spell it out on each room's page so you can choose knowing; if A/C is a must for you, book one of the rooms that has it.

Generally there's no minimum stay: you can book from one night, subject to availability in the booking engine. In high-demand seasons it can vary, so confirm your dates when you book. We don't offer monthly rentals.

Booking, payment & cancellation

You can check availability and book online directly through our booking engine. If you'd rather have help, message us on WhatsApp with your name, your check-in and check-out dates and number of guests, and we'll send you the available options with photos, descriptions, rules and reviews. Please read all the information before booking: we're honest in our descriptions so we don't create false expectations.

You book online through our booking engine and part of it is paid there; the rest you pay on arrival, in cash (Mexican pesos), at check-in. A local tip: there are no reliable ATMs near La Punta, so it's best to bring the cash with you before you arrive.

Yes, the balance of your stay is paid in cash on arrival. There are no reliable ATMs nearby: the only one in La Punta is inside a store and doesn't always work. We recommend withdrawing the cash you'll need before you get to Puerto.

Yes. You can extend it from the booking engine, or message us on WhatsApp with your reservation name and the extra nights. Keep in mind your room's maximum occupancy.

The cancellation policy that applies is the one shown in the booking engine when you book: it's spelled out there, with your dates, before you confirm payment. If you have questions before booking, message us on WhatsApp and we'll walk you through it.

If the same room isn't available for all your nights, we can offer to move you to another. On the switch day you check out at 11:00 a.m. and wait for the next room to be ready (from 2:00 p.m.), or leave your bags in storage and come back at check-in time.

Arrival & check-in

Check-in is from 2:00 p.m. and check-out is at 11:00 a.m. It's a self check-in property with a lockbox — there's no front desk. Before you arrive we send you the instructions, the exact location and the code to get in, so you arrive on your own time. Since there's no reception schedule to worry about, if you get in later — even at night — you let yourself in with your code, no problem.

Yes, it's required. Once your booking is confirmed you send us a photo ID (ID or passport) for each guest via WhatsApp, and with that we send you privately the exact address and the instructions to get in, including the lockbox where the key is. The instructions and code arrive one day before your stay, by email and WhatsApp. Without the ID we don't give access.

Check-in is at 2:00 p.m. because the previous guests leave at 11 and the room has to be cleaned and prepared. Early check-in depends on the room already being ready, so it's best to ask us ahead of time. If you arrive early, you can rest in the common area and leave your bags: at Wasi there's a storage room that staff open, and at Palmar there are lockers by the gate you can use anytime. Note there's no bathroom in the common area.

It's self-service: on your departure day, by 11:00 a.m., wash anything you used in the kitchen, turn off lights, fans and AC (if your unit has it), and leave the key in the door. Please don't re-enter the room after check-out. If you need to leave your bags, we have storage and lockers. Safe travels!

We ask you to leave by 11:00 a.m. so we can clean and prepare the room. If you need to stay later, a late check-out has a fee once you go past noon; message us on WhatsApp to confirm availability and the cost.

Amenities & services

Yes, all 23 units have Starlink WiFi, so there's internet across the whole property. To be honest, in La Punta and Puerto Escondido the signal can get patchy at times — it happens all over the area — but Starlink is the most reliable option around here, and plenty of guests work remotely without trouble. The network and password come with your check-in instructions. If you need a very stable connection to work, the Malagua coworking is a one-minute walk away and café Amarisa five minutes; we recommend both.

For security we don't post them here. You receive the network, password and access codes with your check-in instructions, one day before arrival, by email and WhatsApp. For security we change them from time to time, so we always send you the current ones privately.

Almost all of Costa Rentals runs on cold water, and we say so plainly. Of the 23 units, the only one with a hot-water shower is Palmar's Apartment 11. With Puerto Escondido's heat most guests don't miss it — but if hot water is a must for you, that's the unit to book.

Yes, you can cook. Four units — the Palmar 9, 10, 11 and 23 apartments — have their own equipped kitchen inside. The rest use a shared, equipped kitchen: at Palmar it's an outdoor shared kitchen, and at Wasi the kitchen and garden are the gathering spot where you mingle with other guests. Every unit has filtered water. We ask you to wash whatever you use right after and not leave dirty dishes in the sink, since other guests need it too; after 11 p.m. use should be minimal out of respect for those sleeping.

Yes, bed linen and one towel per guest are included. If you'd like an extra towel during your stay, it's available for a fee — just message us and we'll sort it out.

Yes, an iron is available on request. Ask us on WhatsApp and we'll bring it.

At Palmar there's a shared rooftop for guests. At Wasi, the common space is the shared kitchen and garden, which are the gathering spot.

There's interior parking for motorbikes only, plus lockers by the gate for your things. We don't have car parking inside the property; in La Punta most people get around on foot, by scooter or by taxi.

During your stay

There's no daily housekeeping. Stays shorter than a week don't include cleaning during your stay, but we provide everything you need to do it yourself. For stays of a week or more, we change sheets and towels once a week on request. If you'd like extra cleaning during your stay, it's available for a fee — just message us. The service includes a sheet and towel change and doesn't include washing dishes.

So everyone has a good time: quiet hours after 11:00 p.m. out of respect for other guests; no parties, excessive noise, loud music or visitors who aren't on the reservation; no smoking inside rooms or in front of them, only in designated areas; close doors gently, especially the main gate; and please clean the kitchen after use. Non-compliance may result in eviction without a refund.

Yes: we ask for quiet after 11:00 p.m. out of respect for the other guests sleeping on the property. No parties, loud music or non-guests are allowed. Be mindful of your volume when returning late or leaving very early.

Smoking is not allowed inside rooms or in front of them. Smoking is only permitted in designated areas.

Yes, we welcome small pets with some conditions. Message us on WhatsApp before booking, tell us about your pet (ideally with a photo), and we'll confirm the conditions and the current deposit for your stay.

We want you to arrive without surprises. At Wasi the rooms are private but common areas like the kitchen are shared, walls are adjoining, and some windows are mosquito screen without glass, so there can be noise and movement. La Punta is a lively neighborhood, with businesses open late and occasional construction nearby. The infrastructure is still developing, so there can be occasional power outages that only the electric company can fix. We're surrounded by tropical nature: there are mosquitoes, we fumigate once a week, and we can do an extra fumigation if you need it. If you want more quiet, Palmar offers more private, self-sufficient apartments.

Location & getting here

We're in La Punta, Zicatela (Brisas de Zicatela, 70934 Puerto Escondido, Oaxaca), a 2–3 minute walk from the beach and one block from the main street with restaurants, bars and shops. Our properties, Palmar and Wasi, are on the same street, a one-minute walk from each other. The exact address and door-to-door directions come with your check-in instructions, once your booking is confirmed.

We're about a 17-minute taxi ride from the Puerto Escondido airport. The cheapest option is the shared Wigo van, an airport service, for around $100 MXN. Taxis inside the airport charge around $250 MXN (up to $300 depending on the season): don't overpay. There's no direct public transport from the airport to La Punta.

By public transport (the “La Punta” van or colectivo) it's around $20 MXN; by taxi, around $150 MXN. From the ADO terminal or downtown you can take a white-and-blue pickup and ask to go to La Punta; it drops you at the entrance, next to the 7+1 store, and from there it's about a 10-minute walk downhill. Large buses and minivans with “La Punta” on the front also run. Prices may vary by season.

The Puerto taxi station doesn't schedule pickups. We know a trusted contact who does pickups and is reliable; we share their details privately when you need it. We recommend messaging them with the location and exact time, asking for confirmation, and always asking the price first. It's a private service, so we don't set the fares; for reference, to the airport it's usually around $250 MXN.

The nearby beaches —Zicatela, Puerto Angelito, Manzanillo, Carrizalillo, Coral, Bacocho— are all within a 30-minute drive at most. No public transport drops you right at the beach. You can take the bus or minivans that come into La Punta (roughly every 30 minutes, no fixed schedule) or a shared taxi. Public transport and shared taxis cost about $20 MXN; a private taxi between $100 and $200 depending on distance.

In La Punta you have everything within a short distance: fruit and vegetable stands, the Zicatela Market for food and, for more variety, the Benito Juárez Market downtown. There's a laundry in the neighborhood. A note on cash: the only ATM in La Punta is inside a store and isn't always reliable, so it's best to withdraw before you arrive. For nearby medical care there are clinics where they speak English and labs for tests. If you need the exact location of any of these, we're happy to share it.

You're one block from La Punta's main street — restaurants, bars and shops — and a 2–3 minute walk from the beach, an area well known for surfing. It's an easy neighborhood to walk; once you arrive, we're happy to share local recommendations.

Things to do in La Punta

Yes, we book group tours with round-trip transport from your accommodation: bioluminescence, marine safari (dolphins, turtles and whales in season), turtle release, horseback riding, the Reforma waterfall, and an Oaxacan coast trip (Ventanilla, Mazunte, Zipolite). Each has its own time and price per person; tell us which one interests you and we'll send the details. They're paid in advance and cash only; once paid, you must be ready at pickup time.

Yes, an automatic Honda Dio, including 2 helmets and the circulation papers. Reference prices: day $250 MXN, week $1,500 MXN, month $4,900 MXN. To rent we ask for a deposit plus an ID, reading and signing the rental contract, and payment for the rental days. The deposit and document are returned when the scooter comes back with the same fuel and no damage. Message us to confirm availability.

Yes. Beach towel $50 MXN per day and parasol $100 MXN per day; rental is for 24 hours.
